See your building before you pay to design it.

You get drawings of what it looks like, what it costs, how long it takes, and where the money comes from. One report. Then you decide.

What the work aligns

Performance begins with clear priorities.

  • Drawings of what the building will look like
  • Site and floor plans
  • A real budget with contingency
  • A timeline
  • A recommendation on how to build it

Programming.

We work out what the building has to do. You get a list of every space and how big it needs to be.

Planning.

We check the site, the zoning, and how people get in and out. You get site and floor plans.

Concept design.

We shape the building. You get 3D renderings you can put in front of a board, a funder, or a room full of residents.

Budgeting.

We price it with contingency and escalation applied. You get a real number, not a guess.

Scheduling.

We sequence the work and compare the ways to build it. You get a timeline and a recommendation.

Useful answers

Questions owners ask early.

What is a Design Framework Report™?

One report that tells you what to build, what it will look like, what it costs, and how long it takes. Owners use it to decide whether to go ahead, and to show a board or a funder exactly what their money buys.

How do we know if we can afford the building we want?

That is what the report is for. You get a real budget with contingency and escalation applied, tested against what you can actually fund. You find out before you spend money on full design, not after.

Who should use the Design Framework Report™?

Cities, counties, school districts, nonprofits, parks and recreation departments, healthcare providers, and developers. Anyone who needs an idea turned into a plan they can fund and build.

Does the DFR™ replace architectural design?

No. It comes first and tells you what to design. Full design, engineering, permits, and construction follow, and we can carry all of it through FrameworkBuild™.

Can the DFR™ help us secure funding?

Yes. It maps where the money comes from, including grants and public funding, and it produces the renderings and numbers funders ask to see.
